FALL 2027 · FAYETTEVILLE
Four bedrooms,
four and a half baths,
one light always on.
4 BR · 4.5 BA · 1,700 SF · Off-street parking · On the edge of campus
THE IDEA
Built like a home,
not a rental.
Three new homes on S Hog Head Alley, designed with intention, built to last, and locally owned by the people who’ll still be here after move-in.
Every bedroom, its own bath.
Four bedrooms, four full baths, a powder room downstairs. A real kitchen with an island, a full-size washer and dryer, nine-foot ceilings, and a covered porch.
Built to fit the block.
Board-and-batten, an oak porch ceiling, and three exterior colors that read as a set. Designed to feel at home on Hog Head Alley, not dropped in from somewhere else.
Lit, locked, and looked after.
A porch lantern at every entry, two parking spaces per home, and a local owner who answers the phone and shows up when needed.

FOR PARENTS
The questions you’re actually asking.
Straight answers on how the lease works, who's responsible, and who to call.
-
There is one lease and one monthly rent amount for the entire home. The full rent will appear as a single balance in your resident payment portal; Porchlight does not divide the rent by bedroom or roommate. Your group decides how to split the rent and may make separate payments toward the balance. Porchlight does not lease individual bedrooms, assign roommates, or manage how rent is divided among residents.
-
Each resident must submit an application. Applicants must demonstrate combined income of at least 3x the monthly rent. Because most students do not independently meet this requirement, a guarantor is typically required. Most commonly, each student has a parent or other qualified individual serve as a guarantor, and the guarantors must demonstrate combined income of at least 5x the monthly rent.
Once the group is approved, all residents and required guarantors sign the lease, and the security deposit is paid to reserve the home.
-
All residents 18 or older must sign the lease. If guarantors are required, the guarantors must also sign.
-
The convenience package includes Wi-Fi, lawn maintenance, pest control, credit reporting, and free online payments by bank account (debit and credit card payments incur a processing fee). Utilities, including electricity, water, and sewer, are set up and paid directly by residents and are their sole responsibility.
-
We do. Porchlight is owned and managed by the same local team that built it, not a third-party manager. Maintenance requests go through the resident portal and are handled by us.
-
Porchlight offers the independence students want with the convenience parents appreciate. Located on the south edge of campus, residents can walk to classes, restaurants, grocery shopping, and nearby entertainment, reducing the need to drive for everyday activities. Being within walking distance of campus also gives students another option for getting home after an evening out rather than relying on a car. At the same time, each home has its own private entrance, exterior lighting, and two off-street parking spaces, so residents still have the convenience of keeping a vehicle at home when they need one.
-
We expect finished-home tours to begin in spring 2027 before the Spring semester ends and well before move-in. Until then, floor plans, renderings, and construction updates will be available online. You’re also welcome to drive by the property to see construction progress or arrange to meet our team on-site if you’d like to see the location and ask questions in person.
-
No. The homes are delivered unfurnished. Each includes a full kitchen, washer and dryer, and and window coverings. Residents bring their own furniture.
